Giambrocco Mixed-Use Development

Denver, CO

Mixed-use development reflects authentic RiNo neighborhood and spirit of original property owner

Part of a multidisciplinary team of architects and developers, Wenk Associates led the conceptual design and detailed planning of streetscapes, plazas, landscapes, and open spaces within the Giambrocco mixed-use development in Denver’s River North neighborhood.  The project scope area is 6 city blocks comprised of large mixed-use redevelopment sites, along with existing industrial uses, residential homes, art galleries, and established small businesses. The district abuts the Union Pacific Railroad and 36th Street Yard.

Dominated by the sounds and sights of train engines, railroad cars, and large semi-trucks, the plan embraces the ‘blue-collar’ context of the district. Additionally, the plan respects the functional needs of industrial uses while also layering in new exterior uses and amenities that will create a unique neighborhood within the emerging RiNo Arts District, and creates a Denver destination for residents and visitors alike.

Wenk Associates is working with the City of Denver to transform Wazee Street into a “woonerf”—a pedestrian and bike-focused street that slows traffic and can be closed regularly for major events and festivals.  The plan also creates a series of ‘linked’ public squares and plazas through the mid-blocks and alleys of the district.
